In 2007 SEPW partnered with PSMI, Scott Architects, and Derek Murray and Associated to develop a new strategic Masterplan for the Regina International Airport. SEPW’s focus was on the Airport’s Groundside Infrastructure and development opportunities. Developed and available land was inventoried and strategies were developed to optimize development potential.

Existing parking facilities were examined and a strategy was proposed to provide phased, incremental parking increases while minimizing walking distances to the terminal, site disturbance, and views from the terminal building toward the city skyline, while maintaining safe, efficient access to the terminal.

The feasibility of Air Cargo was explored and space allocations were made to accommodate future demand.

Site aesthetics and imageability were studied. Areas related to terminal approach were protected for the development of landscaping.

Commercial Development at the Airport was examined, not only for its benefit to the airport but also its potential effects on the surrounding area and the city as a whole. The City and various stakeholders were consulted and the City’s Masterplan was reviewed to assess any ill effects of commercial development at the Airport. A strategy was proposed for commercial development at the Airport, with the intent of optimizing commercial development while being sensitive to the local economy as well as on-site ecology.

Site Analysis was conducted to evaluate locations for a potential hotel development near or adjacent to the terminal building.

Strategies for development were evaluated on their suitability related to air travel. Height, building configurations, and materials had to be considered for any future building. Development drawbacks, aircraft noise, for example, were compared with the advantages of being located at the airport.
