This three-story multi-tenant office building, anticipated to be LEED Gold or high Silver, was completed, using the design / bid / build process, in 2009. SEPW's work included programming and designing the tenant areas for each floor.

The building will be linked to an existing single-storey building and takes maximum advantage of available site areas such as a 'gateway' building between the University of Regina and Innovation Place (Research Park). The building site features high quality landscaping and courtyards as tenant amenities and to meet the requirements of the Wascana Centre Authority. The building exterior includes Tyndall stone with high-performance triple glazed windows and sunshades. On the interior, tenant amenities included in the base building are a fitness centre and a common meeting room.
